Negotiation

Mike is a CNE. CNE stands for Certified Negotiation Expert. That means that you have professional negotiator on your side. And just because there is an accepted offer, that does not mean your negotiations are over. Sometimes that is just the start… There may be negotiated repairs after an inspections, appraisal required repairs, appraisal values, possession, damages, and the list really never stops. You need not just a Realtor who subscribes to the code of ethics, but one who knows how to negotiate on your behalf.

Online Marketing

We make full use of realtor.com; we have an upgraded membership which allows us to put additional pictures on the site, important comments, and banners along with a link for the buyers to contact us directly from the site. We also use virtual / video tours of homes and a “Market Snapshot” report that shows new listings, solds, and price reductions on similar homes so that you can keep your pulse on where the market is heading so you can put a “SOLD” on your sign.

Local Marketing

We utilize a very high quality camera with professional flash quality so our pictures “show” of your home to buyers before they even call us to set an appointment to view your home. We use those pictures to create customized informational sign riders that highlight the best aspects of your home. These are placed right on the For Sale sign in your yard & not only set your home apart from the others in your neighborhood, but also provide potential buyers with information right from the seat of their car. These signs also have a QR Code which buyers can use their smart phones to see a mobile website specific to your property.
